Seneca at Southern Highlands is a luxury gated build-to-rent community in Las Vegas, featuring 50 architecturally designed homes with premium finishes, Tesla solar + battery systems, floor-to-ceiling windows, and unobstructed Strip views. The property also includes high-end lifestyle amenities such as an outdoor pool, sauna, and a curated community garden.
Even with an exceptional product, Seneca faced a core challenge: how to communicate its value and attract the right tenants willing to pay a premium price point. The product outclassed the market, but the positioning, leasing system, and experience did not yet reflect a true luxury offering.
